Real Estate Values on the Rise
The sustained economic boom the United States has been experiencing has been very favorable for commercial properties which have been on the rise coupled with the lowest unemployment rate since 1953 are still broadly trending upwards, but at a modest pace than in previous years. The small commercial market (deals less than $2.5M) have seen price increases of 1% compared to 2018 at 7%. In the large commercial market (deals over $2.5M) price increases averaged 6% compared to 9% in 2018. Cap rates in both markets were slightly above 6%. Multi-family properties were top performers with the lowest cap rates.
The Future Outlook
Multi-family and industrial properties will continue to be strong commercial asset classes. The multi-family market is expected to remain bright in metropolitan areas with low vacancy rates and affordable rents. E-commerce will continue to sustain industrial and flex properties. Retail will continue to do well in expanding markets and in retail niches where face to face customer service is required. The office market will be supported by growth in technology-driven jobs.
